A complete conversion renovation of all guestrooms, public spaces, and exteriors. Sitting ocean front on Tumon Bay, the resort project consists of 330 rooms and suites, 25K sf of public space on 17 acers of land.

The hotel is being transformed into a 5-star resort with brand new amenities which include: the lobby, lounges, interior bars, social work spaces, club lounge, studio, fitness center, retail spaces, ocean front water sport retreat, family pool with water features, dinner show theater, The Terrace Restaurant overlooking Tumon Bay, and a covered lanai with ocean front infinity pool among other features. The new finished areas are supported by a total replacement of major systems such as an energy efficient VRF system for air conditioning, new LED lighting, modernized silent elevators, and revitalized commercial kitchens.

ICI provided Owner project management from conception to include:  identifying , interviewing, and onboarding the professional team; directing the design team with Owner and Brand input; onboarding the general contractor; interfacing with the procurement team to include close attention to specifications to assure products were within budget; and met the design intent with lead-times favorable to the schedule. ICI also provided all typical requirements of a PM for the duration of the project and an on-sight fulltime project superintendent / PM on behalf of the Owner to assure the work was consistent with the design intent and quality standards set forth by the Owner and Brand.

ICI provided Owner project management from conception to include:  identifying , interviewing, and onboarding the professional team; and directing the design team with Owner and Brand input.  ICI developed the project budget, detailed scope of work, project schedule, and obtained Brand, Owner and Municipal approvals. The project stands ready and is tentative to begin Q1 of 2024

 ICI provided Turnkey project management and general contracting services for the renovation of the guestrooms and public spaces. 

 ICI provided technical support on behalf of the client as a hotel construction expert. Responsibilities include reviewing the project budget as it relates to the design intent, evaluating the costs for construction, making cost savings recommendations for constructability, and material selections. ICI also provided feedback on the use of space, building layout, and configuration to increase the operational efficiency of the hotel and reduce overall construction costs.
